FORM DISTRICTS are intended to foster a series of mixed use, pedestrian-friendly districts for specific areas of the City. The City of Knoxville has two Form Districts which are the Cumberland Avenue Zoning District and the South Waterfront Zoning District.




  CUMBERLAND AVENUE ZONING DISTRICT  
  The CUMBERLAND AVENUE ZONING DISTRICT is intended to implement the Cumberland Avenue Corridor Plan.

  CURRENT PROJECTS  
 
  • INSP-26-00642 - 1800 Cumberland Ave - Proposed 8-story, mixed-use multifamily development containing approximately 560 bedrooms, with structured parking located beneath the building, situated along Cumberland Avenue and Lake Avenue.

  The SOUTH WATERFRONT ZONING DISTRICT is intended to provide standards for the continued growth and development in the South Waterfront District.

  • INSP-26-00240 - 315 Kerbela Ave - Proposed 220-unit multi-family project with 230 parking spaces underground. The development fronts Sevier Ave, Mimosa Ave/Kerbela Ave, and Dawson St.
